Rivertrail is a collection of 204 townhouse-style condominiums located just a few blocks north of City Hall in Redmond, Washington. The homes feature direct access to the Sammamish River and its adjacent regional recreation trail. An abundance of restaurants, shopping, and city amentities abound in the neighborhood. Rivertrail was built in several phases; the first opened in 1995, the last phase was completed in 1997.

This website is created and maintained by fellow Rivertrail neighbors. It is not affiliated with the Rivertrail HOA Board or Morris Management.

Homeowner Association


Rivertrail has a condominium owners association (COA). The COA is represented by a Board of Directors. A copy of Rivertrail's bylaws are available here.

Maintenance


The Maintenance Committee works on matters involving the infrastructure of Rivertrail units, common elements, and limited common elements. They process Architectural Change Requests (ACC requests), including changes like installing air conitioners and heat pumps.

Landscaping


The Landscaping Committee works on maintaining the landscaping of Rivertrail. They help neighbors with landscaping requests around the neighborhood. Some members of the Landscaping Committee are avid gardeners and sometimes form community work parties to do gardening around the neighborhood's common elements.

We run a community forum to go along with this website.

Rivertrail has an HOA Official Rivertrail Resident Site Facebook group.

There is also a community-run Facebook group called Rivertrail Residents.

Where do I find documents such as insurance policies, governing documents, and meeting minutes?

Check the Appfolio Morris Management Web Portal. A copy of Rivertrail's bylaws are also available here.

When is bin day?

Garbage, recycling, and compost are collected on Wednesday mornings. Waste Management (WM) is our waste management company.

What is my Rivertrail unit number?

You can find your unit number by using this tool. Please enter your street number. (For example, if your street address is 15654 NE 93rd Way, enter "15654" and you'll get back B1602.)

What color do I need to paint my fence?

Rivertrail fence guidelines state: "Fences are painted to match SharkSkin Rodda Product I.D. Number: BE 20E6030 (Mahogany Brown)." Another suggestion states "Flood Solid Color Deck and Siding Stain RD02K5046." There is a Rodda store at 1900 132nd Ave NE, Bellevue WA 98005, and they should be able to match the color for you. You can alternatively purchase fence paint at any store you prefer, it just needs to be color matched. (Please note that plans to build a fence must be submitted to Morris Management via an ACC request, and approved by the Board.)

Looking to rent your Rivertrail unit?

Rivertrail has a rental cap, meaning only a certain number of units can be rental units at any given time. In order to lease your unit, you must apply through a process with the HOA Board and Morris Management. There is generally a waitlist for leasing a unit. Morris Management can provide you with an estimate on how long it would take until your unit can be listed for rent.
